Chuck Davis has been a licensed Real Estate Broker since 1976 and Real Estate Salesperson since 1973. At one time Chuck was one of the youngest real estate agents in California, achieving his Salespersons license at the age of 19. He earned an Associate of Arts degree in real estate at age 20, and has been continuously involved with many facets of real estate ever since.


Chuck started his real estate career in the San Francisco Bay area selling residential homes in the Montclair / Piedmont area of the Oakland / Berkeley Hills. One of Chuck’s early clients was a CPA who wanted to do a 1031 Tax Deferred Exchange of rental houses for apartment buildings. In those days exchanges were very complicated because the Delayed Starker Exchange had not yet come into play. This meant that all the properties involved in an exchange had to close simultaneously on the same day in order to qualify for tax deferred status.


Chuck became intrigued with the 1031 Tax Deferred Exchange aspects of real estate. It became his primary focus and remains so today. Initially, Chuck focused on apartment buildings. Over time the buildings became larger and chuck acquired some properties of his own. In the 70’s and 80’s Chuck got involved in converting a number of apartment buildings to condominiums. By the early 80’s it became more difficult to achieve approval from governmental authorities for the conversion of apartments to condominiums. At the same time Berkeley and San Francisco’s fairly new Rent Control Ordinance’s were getting more rigid. Some of Chuck’s Clients became disillusioned with rent control and started to sell off some of their apartment buildings and trade them via the 1031 Tax Deferred Exchange into small shopping centers and strip malls.


By the late 80’s Chuck was fully involved in assisting clients sell their apartment buildings and locating commercial properties in which to complete the Tax Deferred Exchanges. Shopping centers, small or large, for sale in the San Francisco bay area were very few and far between. Chuck realized that he had to broaden his reach to the national level. Many clients were approaching retirement, and didn’t want the bother of management of either apartment buildings or shopping centers. They were just looking for the anchor tenant such as the drug or grocery store on a long term lease. Fast food outlets were very popular as well for the same reasons, high credit and ease of management. Further, fast food takes up less space making it a less costly acquisition than a national retail anchor.


Since the 1980’s Chuck’s client base has expanded from high net worth individuals and family trusts, to include corporations and the occasional Real Estate Investment Trust (REIT). He has specialized in National Named and Major Credit Tenants, leased long term on Bond type leases, or Absolute Triple Net (NNN), or Double Net (NN) Leases. Since 1989 Operating under his DBA Pacific Coast Realty Chuck has consummated transactions in over 30 states.


Over the years Chuck has learned that there are various differences and nuances in how Real Estate Transactions are handled from state to state. In achieving this knowledge Chuck has developed a network of seasoned professionals from coast to coast. These relationships help to facilitate deal closings in a smooth and orderly fashion while keeping complications to a minimum.
